Certified Property Inspection · Israel

Sign “As-Is.”
Inherit Every Hidden Defect.

Israel has no inspection contingencies, no escrow protections, no seller disclosure forms. The moment your lawyer countersigns, every defect transfers to you at full market price. Terra Firma exists to make the as-is clause irrelevant to your decision.

Questions answered in English by our engineering team, by email — no meter running. No deposit, no prepayment: you pay only after the inspection is done.

01 / The Problem

The Market Won't Warn You. We Will.

Case A

Buying from North America

Your attorney back home likely uses a standard inspection contingency clause. In Israel, that clause does not exist as a universal right.

The Israeli purchase contract is executed rapidly, and the as-is clause (k'mot shehu) is standard language, not a red flag. It is the baseline.

The moment you sign, structural liability transfers to you in its entirety. The assumption that “someone would have flagged it” does not apply here.

Case B

Buying from the UK

The UK conveyancing model, with its solicitor surveys, RICS HomeBuyer reports, and mortgage valuations, has no Israeli equivalent. There is no statutory survey, no chartered surveyor protocol, no buyer-protection framework to fall back on.

You are buying property under a legal regime that places due diligence entirely on you. Our reports are structured to give a UK-trained solicitor the documentary clarity they need to advise you with confidence.

02 / How It Works

Four Steps. Everything Documented.

  1. Step 01

Talk to a Senior Advisor (optional)

Message us before booking, no payment required. We align by email on property scope, the as-is clauses in your draft contract, and the right tier. If you already know what you need, skip ahead and book directly — the published price is the price.

  2. Step 02

    Field Inspection

A registered Israeli building engineer conducts a comprehensive on-site inspection. Every room, every surface, every system. Premium engagements add a 360° HD panoramic capture at every node, producing a complete digital twin of the asset as it exists.

  3. Step 03

    Report & Translation

The engineer's Hebrew findings are translated and reviewed by native-English engineering staff, so the terminology and code citations carry over intact. Defects are spatially tagged inside the 3D model. Nothing is buried in a footnote on page 23.

  4. Step 04

    Delivery & Support

After the inspection we send one payment request. The moment it clears, we unlock your interactive 360° walkthrough, your full English report, and your high-resolution photographic documentation — within 24 hours of the visit. Our engineering team stays available by email to walk you through findings and negotiation strategy.

03 / The 360° Difference

Not a PDF.
A Digital Twin.

The standard inspection deliverable in Israel is a document. Forty pages. Photos embedded in a grid. Hebrew terminology rendered into a mechanical English gloss.

Terra Firma sends you a digital twin.

Navigate every room from your desk in New York, London, or Toronto. Every defect we identify is tagged at its exact spatial coordinates inside the 3D model. Visible, measurable, and fully annotated in plain English by our native engineering team.

You will see the moisture stain on the north-facing wall of the master bedroom. You will see the hairline crack in the load-bearing column. You will understand spatially and precisely what you are about to purchase.

This is not a visualization tool. It is clear, spatially-documented evidence you and your attorney can cite at the negotiating table.

04 / Credentials & Authority

On the Record. In Writing.

No testimonials, no stars, no borrowed logos. What we put in front of you is what a court, a registrar, or your own attorney could verify: registration, statute, and a signed professional opinion.

Our Engineering Team

Registered. Signed. Accountable.

Every inspection is signed by an engineer registered with the Israeli Registrar of Engineers and Architects (Rasham HaMehandesim) under the Engineers and Architects Law 5718-1958. Our lead engineer is Engineer #28007795 — a Civil Engineer (BSc, Ariel University), court-appointed as an expert witness, with an established pre-purchase and new-delivery inspection practice in Israel.

Every report is signed by the registered engineer who performed the inspection — named, registered, and personally accountable on the report of record. No anonymous checklists, no outsourced sign-offs.

Engineering registration credentials, statutory references, and code-cited engineering reporting documentation

Professional Standing

Engineer-Signed Reports.

Each report is a professional engineering opinion signed by a registered engineer, with disclosed methodology, photographic evidence, and Israeli Standards Institute (Mekhon HaTekanim) code references.

Reports are written to be used in negotiation with the seller under the Sale Law (Apartments) 5733-1973 and the general framework of the Sale Law 5728-1968. The operative professional document is the engineer's signed Hebrew report; the English report is your comprehension and negotiation copy. The weight given to any engineering opinion in legal proceedings is a matter for the court.

06 / One Last Thing

The Contract Won't Wait.

Israeli sellers move fast. Attorneys countersign quickly. The window for due diligence is narrow, and there is no regulatory mechanism to extend it.

Your inspection date is confirmed against a registered, court-appointed engineer's real calendar — we propose dates within one Israeli business day of booking. After the inspection we send one payment request; the moment payment clears, your full report and 360° walkthrough are delivered — within 24 hours of the visit.
